DID will advise you on the true value of your property and how to ensure your financial goals are put first.
We do this by evaluating three options together:
1. Sell the land directly with no commissions, fees or closing costs.
This option is for sellers that want a relatively quick, fair deal without a lot of variables.
2. Participate in the development through a joint venture to maximize your exit of the property.
This option is for sellers that have a flexible timeline to sell, have financial goals that exceed the current value of the property and are open to more innovative solutions.
3. List your property on MLS to ensure you are not leaving any potential money on the table.
This option is for when the property's current value is not obvious and sellers want to push/test the market to see what a buyer is willing to pay. With this option the home seller still has the ability to sell directly (Option 1).
These three options maximize transparency and will provide you with the confidence that you are making the right decisions to achieve your goals.
DID was founded by Drew Doonan. He's a Houston realtor that resides in Oak Forest that found himself working more and more with builders/developers that specialize in Infill Development.
That is where the name DID comes from (Disruptive Infill Development). This is the construction of buildings on previously unused or underutilized land located within an existing urban–or otherwise developed–area.
Drew recognized that individuals that presumably were selling homes for lot value did not have all of the information to make an informed financial decision and that there was a true need for the homeowner's financial goals to be put first.
This is how DID was born.
In the summer of 2023, we posted a residential lot for sale on a For Sale By Owner site as well as various FaceBook Buy and Sell groups associated with our surrounding area’s subdivisions, specifically Garden Oaks, Oak Forest, and Candlelight Estates. These definitely stirred up a considerable amount of interest in the property, but most importantly, it was what put us in touch with Drew Doonan, and what a blessing that turned out to be.
Drew listened to our personal situation, the reasons for selling a property that had been in our family for generations, and with all of that in mind, what was most important to us … that was first and foremost for him. Besides the obvious of trying to get the best and most fair sale price based on the current market conditions, we hoped to find someone who loved and appreciated the neighborhood like we have all of our lives … the right buyer.
And from the minute we started talking, Drew made it clear that our wants and needs were the primary concern and to never hesitate to ask any and all questions … and there were many! Drew answered every single one not only based on his years of experience within the residential market but also his intimate knowledge of the Garden Oaks/Oak Forest/Candlelight Estates subdivisions, and that meant a lot to us.
Drew and his wife are residents themselves and are growing their family and raising their kids here. As such, he is very passionate about the future of the area and genuinely wants to help in any way possible, hoping to play a key role in its growth.
